Dealing with the Empty Nest

As Baby Boomers approach retirement, they are simultaneously often dealing with the "empty nest syndrome", created when their offspring have grown to adulthood and left the family residence for life on their own.

Often Boomers will choose to downsize by selling their home and buying a smaller and less maintenance demanding replacement home. Perhaps a Town Home, or a Condominium.

Often they will relocate to warmer climes where their life is not so drastically affected by winter weather. Locales like Florida, Arizona, and California are often among the most popular retirement environments.

Others may opt to remain in the family home, using unused bedrooms as offices, dens, home gyms, sewing rooms or any number of uses.

Still other Baby Boomers choose to rent out the rooms, sometimes to out of town college students, seeking a more homey environment than a dormitory. Such arrangements provide a homelike environment for the student, while restoring some of the familiar evryday life the Boomer has not enjoyed since their own children departed.

However the Empty Nest is used, it remains a financial asset and the equity can provide additional income after retirement, via equity loans.

As Boomers grow older, they might choose to reduce their cost of living via "Reverse Mortgages", where instead of paying the bank each month, the bank pays the homeowner, gradually assuming a share of the property's value.
